valamint hogy csal\u00e1di t\u00e1mogat\u00e1s n\u00e9lk\u00fcl szinte lehetetlen saj\u00e1t tulajdon\u00fa lak\u00e1st szerezni \u2013 v\u00e9gzetts\u00e9gt\u0151l f\u00fcggetlen\u00fcl. Ez a folyamat egy, a 2008-as gazdas\u00e1gi v\u00e1ls\u00e1got k\u00f6vet\u0151 glob\u00e1lis trendbe illeszkedik, \u00e9s mag\u00e1val hozta a kor\u00e1bbi, lak\u00e1stulajdonl\u00e1sra \u00e9p\u00fcl\u0151 lakhat\u00e1si elk\u00e9pzel\u00e9sek v\u00e1ltoz\u00e1s\u00e1t. A v\u00e1ls\u00e1g \u00f3ta ugyanis a lakhat\u00e1sr\u00f3l m\u00e1r nem felt\u00e9tlen\u00fcl a stabilit\u00e1s \u00e9s a biztons\u00e1g az els\u0151, ami az emberek esz\u00e9be jut, hanem a p\u00e9nz\u00fcgyi kiszolg\u00e1ltatotts\u00e1g.<\/p>\n<p>A sz\u00fcl\u0151kt\u0151l val\u00f3 elk\u00f6lt\u00f6z\u00e9s gyakran p\u00e9nz\u00fcgyi okok miatt tol\u00f3dik ki. Ennek a folyamatnak \u00e9pp\u00fagy r\u00e9sze a jelz\u00e1loghitelek szerep\u00e9nek er\u0151s\u00f6d\u00e9se, mint a fentebb v\u00e1zolt tulajdonosi szerkezetv\u00e1ltoz\u00e1s, a jogi szem\u00e9lyek ar\u00e1ny\u00e1nak n\u00f6veked\u00e9se a tulajdonosok k\u00f6z\u00f6tt, valamint a befektet\u00e9si c\u00e9l\u00fa ingatlanv\u00e1s\u00e1rl\u00e1s.<\/p>\n<p><strong>Befektet\u00e9si c\u00e9l\u00fanak akkor tekint\u00fcnk egy ingatlant, ha azt tulajdonosa r\u00f6vid- vagy hossz\u00fat\u00e1v\u00fa b\u00e9rbead\u00e1si \u00e9s\/vagy t\u0151ken\u00f6vel\u00e9si c\u00e9llal v\u00e1s\u00e1rolja, teh\u00e1t, hogy az \u00f6nmag\u00e1ban gener\u00e1ljon bev\u00e9telt.<\/strong> A v\u00e1llalkoz\u00e1sok \u00e1ltal \u00e9p\u00edttetett ingatlanok \u00e9rtelemszer\u0171en mind ide tartoznak \u2013 a v\u00e1llalkoz\u00e1s nem \u00f6nmaga lakhat\u00e1si c\u00e9lj\u00e1ra haszn\u00e1lja, hanem tov\u00e1bb\u00e9rt\u00e9kes\u00edti, \u2013 de egy mag\u00e1nszem\u00e9ly is tarthat ingatlant befektet\u00e9si c\u00e9llal, p\u00e9ld\u00e1ul, ha azt alb\u00e9rletk\u00e9nt kiadja.<\/p>\n<h3>Milyen hat\u00e1ssal vannak ezek a lakhat\u00e1sra?<\/h3>\n<p>A befektet\u00e9si c\u00e9l\u00fa ingatlanv\u00e1s\u00e1rl\u00e1s az egyik oka, hogy az ingatlanok jelent\u0151sen megdr\u00e1gultak a frekvent\u00e1lt ter\u00fcleteken az elm\u00falt \u00e9vekben. A lak\u00e1s\u00e1rak emelked\u00e9se egyr\u00e9szt kiz\u00e1rja a t\u00e1rsadalom egyre nagyobb csoportj\u00e1t a tulajdonszerz\u00e9sb\u0151l, m\u00e1sr\u00e9szt egyre magasabb \u00f6sszeg\u0171 lak\u00e1shitelek felv\u00e9tel\u00e9re sarkallja azokat, akik sz\u00e1m\u00e1ra ez opci\u00f3. A befektet\u00e9si c\u00e9l\u00fa ingatlanv\u00e1s\u00e1rl\u00e1s mellett sz\u00f3lhat, hogy seg\u00edt a lak\u00e1s\u00e1llom\u00e1ny meg\u00fajul\u00e1s\u00e1ban, azonban ez csak akkor \u00e9rv\u00e9nyes\u00fcl, ha a tulajdonos val\u00f3ban lakhat\u00e1si c\u00e9llal \u00e9rt\u00e9kes\u00edti azt.<\/p>\n<p>Ugyan a v\u00e1ls\u00e1g visszavetette a lak\u00e1sc\u00e9l\u00fa hitelek felv\u00e9tel\u00e9t Magyarorsz\u00e1gon,<strong> az elm\u00falt 5 \u00e9vben m\u00e9gis folyamatosan n\u0151tt az \u00fajonnan enged\u00e9lyezett lak\u00e1shitelek sz\u00e1ma.<\/strong> Ezek a hossz\u00fa lej\u00e1rat\u00fa, nagy \u00e1ldozatot k\u00edv\u00e1n\u00f3 k\u00f6lcs\u00f6n\u00f6k, valamint <strong>a kisz\u00e1m\u00edthatatlan \u00e9s nehezen megfizethet\u0151 b\u00e9rleti piac<\/strong> egyar\u00e1nt hozz\u00e1j\u00e1rultak ahhoz, hogy <strong>a h\u00e1ztart\u00e1sok \u00f6t\u00f6d\u00e9nek mindig, de fel\u00e9nek legal\u00e1bb id\u0151nk\u00e9nt gondot okoz a lak\u00e1sfenntart\u00e1s<\/strong> a KSH 2015-\u00f6s felm\u00e9r\u00e9se szerint. <\/p>\n<p>[\/et_pb_text][et_pb_text admin_label=&#8221;\u00e1bra&#8221;
