box_shadow_vertical_tablet=&#8221;0px&#8221; box_shadow_blur_tablet=&#8221;40px&#8221; box_shadow_spread_tablet=&#8221;0px&#8221; global_colors_info=&#8221;{}&#8221;]<\/p>\n<p>Magyarorsz\u00e1gon az elm\u00falt egy \u00e9vben rendk\u00edv\u00fcli m\u00e9rt\u00e9kben n\u00f6vekedtek a meg\u00e9lhet\u00e9s k\u00f6lts\u00e9gei, amely egyr\u00e9szt a lakhat\u00e1si, els\u0151sorban a rezsik\u00f6lts\u00e9gek megugr\u00e1s\u00e1val j\u00e1rt, m\u00e1sr\u00e9szt az elsz\u00e1ll\u00f3 \u00e1rak miatt egyre nehezebb kigazd\u00e1lkodni a lakhat\u00e1s k\u00f6lts\u00e9geit is.<\/p>\n<h3>Elsz\u00e1ll\u00f3 \u00e1rak, egyre kevesebbet \u00e9r\u0151 b\u00e9rek<\/h3>\n<p>A lakhat\u00e1s megfizethet\u0151s\u00e9g\u00e9t az elm\u00falt \u00e9vben az elsz\u00e1ll\u00f3 \u00e1rak \u00e9s a lakhat\u00e1s magas k\u00f6lts\u00e9gei cs\u00f6kkentett\u00e9k:<\/p>\n<ul>\n<li>2022 j\u00fanius\u00e1t\u00f3l 2023 j\u00fanius\u00e1ig <strong>20,1%-kal <a href=\"https:\/\/www.ksh.hu\/gyorstajekoztatok\/far\/far2306.html\" target=\"_blank\" rel=\"noopener\">emelkedtek a fogyaszt\u00f3i \u00e1rak<\/a><\/strong>, ezen bel\u00fcl is legink\u00e1bb az <strong>\u00e9lelmiszer\u00e1rak<\/strong>, 29,3%-kal, \u00e9s a <strong>h\u00e1ztart\u00e1si energia \u00e1ra<\/strong>, 34,3%-kal.<\/li>\n<li>Ek\u00f6zben a b\u00e9rek n\u00f6veked\u00e9se egy\u00e1ltal\u00e1n nem k\u00f6veti a fogyaszt\u00f3i \u00e1rak, ezen bel\u00fcl a lakhat\u00e1s k\u00f6lts\u00e9geinek n\u00f6veked\u00e9s\u00e9t. B\u00e1r a brutt\u00f3 \u00e1tlagkereset 2023 elej\u00e9n 0,8%-kal n\u0151tt az el\u0151z\u0151 \u00e9vhez k\u00e9pest, a magas infl\u00e1ci\u00f3 miatt a nett\u00f3 re\u00e1lkeresetek 2022 szeptembere \u00f3ta folyamatosan cs\u00f6kkennek. Emiatt <strong>2022 febru\u00e1rj\u00e1t\u00f3l 2023 febru\u00e1rj\u00e1ra 19,6%-kal <a href=\"https:\/\/www.ksh.hu\/gyorstajekoztatok\/ker\/ker2302.html\" target=\"_blank\" rel=\"noopener\">cs\u00f6kkent a nett\u00f3 re\u00e1lkereset<\/a><\/strong>.<\/li>\n<li>A KSH lakb\u00e9rindexe alapj\u00e1n az alb\u00e9rlet\u00e1rak tov\u00e1bbra is n\u00f6vekednek: 2022 j\u00fanius\u00e1t\u00f3l 2023 j\u00fanius\u00e1ig orsz\u00e1gosan 14%-kal, Budapesten 15%-kal <a href=\"https:\/\/www.ksh.hu\/s\/kiadvanyok\/kshingatlancom-lakberindex-2023-junius\/kshingatlancom-lakberindex-2023-junius.pdf\" target=\"_blank\" rel=\"noopener\">n\u0151ttek a k\u00edn\u00e1lati b\u00e9rleti d\u00edjak<\/a>. <strong>Az elm\u00falt nyolc \u00e9vben orsz\u00e1gosan 88%-kal emelkedtek az alb\u00e9rlet\u00e1rak.<\/strong><\/li>\n<li>A 2014 \u00f3ta folyamatosan n\u00f6vekv\u0151 lak\u00e1s\u00e1rak 2022 m\u00e1sodik fel\u00e9t\u0151l <a href=\"https:\/\/www.portfolio.hu\/ingatlan\/20230427\/kiadta-szamait-a-ksh-igy-alakulnak-magyarorszagon-a-legfrissebb-lakasarak-611818\" target=\"_blank\" rel=\"noopener\">visszaestek ugyan<\/a>, az \u00e1rcs\u00f6kken\u00e9s ink\u00e1bb a vid\u00e9ki v\u00e1rosokra, k\u00f6zs\u00e9gekre jellemz\u0151. Ezeken a telep\u00fcl\u00e9seken 2022 utols\u00f3 negyed\u00e9v\u00e9nek <a href=\"https:\/\/www.mnb.hu\/kiadvanyok\/jelentesek\/lakaspiaci-jelentes\/lakaspiaci-jelentes-2023-majus\" target=\"_blank\" rel=\"noopener\">adatai alapj\u00e1n<\/a> az \u00e1rcs\u00f6kken\u00e9s 2,9%, illetve 6,6% volt, Budapesten azonban csak 1,1%.<\/li>\n<\/ul>\n<p>[\/et_pb_text][et_pb_text admin_label=&#8221;2 1 \u00e1bra&#8221; box_shadow_vertical_tablet=&#8221;0px&#8221; box_shadow_blur_tablet=&#8221;40px&#8221; box_shadow_spread_tablet=&#8221;0px&#8221; global_colors_info=&#8221;{}&#8221;]<\/p>\n<h3>M\u00e9ly\u00fcl\u0151 megfizethet\u0151s\u00e9gi probl\u00e9m\u00e1k<\/h3>\n<p>A fogyaszt\u00f3i \u00e1rak n\u00f6veked\u00e9se elm\u00e9ly\u00edtette a k\u00f6vetkez\u0151, r\u00e9g\u00f3ta fenn\u00e1ll\u00f3 lakhat\u00e1s megfizethet\u0151s\u00e9g\u00e9vel kapcsolatos probl\u00e9m\u00e1kat is:<\/p>\n<ul>\n<li><strong>Min\u00e9l alacsonyabb egy h\u00e1ztart\u00e1s j\u00f6vedelme, ann\u00e1l nagyobb h\u00e1nyad\u00e1t teszik ki a lakhat\u00e1s k\u00f6lts\u00e9gei<\/strong>, teh\u00e1t az fizet bev\u00e9teleinek ar\u00e1ny\u00e1ban t\u00f6bbet a lakhat\u00e1s\u00e9rt, aki kevesebbet keres. A Eurostat <a href=\"https:\/\/ec.europa.eu\/eurostat\/cache\/digpub\/housing\/bloc-2b.html?lang=en\" target=\"_blank\" rel=\"noopener\">2021-es adatai<\/a> alapj\u00e1n a lakhat\u00e1si k\u00f6lts\u00e9gek ar\u00e1nya a h\u00e1ztart\u00e1sok rendelkez\u00e9sre \u00e1ll\u00f3 j\u00f6vedelm\u00e9b\u0151l 12,5%, viszont a medi\u00e1n j\u00f6vedelem 60%-a alatti j\u00f6vedelemmel rendelkez\u0151k eset\u00e9n ez az ar\u00e1ny 25,1%.<\/li>\n<li><strong>A magyar h\u00e1ztart\u00e1sok j\u00f6vedelme nem n\u0151tt olyan m\u00e9rt\u00e9kben az elm\u00falt \u00e9vekben, mint a lak\u00e1s\u00e1rak \u00e9s a mag\u00e1npiaci lak\u00e1sb\u00e9rletek \u00e1rai.<\/strong><\/li>\n<li><strong>A lakhat\u00e1s megfizethet\u0151s\u00e9g\u00e9nek hi\u00e1nya a h\u00e1ztart\u00e1sok elad\u00f3sod\u00e1s\u00e1hoz \u00e9s lak\u00e1sveszt\u00e9shez vezet.<\/strong> A magyarorsz\u00e1gi lakosok 11,2%-\u00e1nak volt elmarad\u00e1sa a lak\u00e1shitel-r\u00e9szletek, a b\u00e9rleti d\u00edjak vagy a rezsik\u00f6lts\u00e9gek fizet\u00e9s\u00e9ben, m\u00edg az eur\u00f3pai uni\u00f3s \u00e1tlag 8,9% a Eurostat <a href=\"https:\/\/ec.europa.eu\/eurostat\/cache\/digpub\/housing\/bloc-2b.html?lang=en\" target=\"_blank\" rel=\"noopener\">2021-es adatai<\/a> szerint. Magyarorsz\u00e1gon \u00e9vente 3000 kilakoltat\u00e1sra ker\u00fcl sor.<\/li>\n<li><strong>Magyarorsz\u00e1gon a lakoss\u00e1g jelent\u0151s r\u00e9sz\u00e9nek nincs megfelel\u0151 min\u0151s\u00e9g\u0171 lak\u00e1sa.<\/strong> A lakosok 20,4%-a \u00e9l olyan lak\u00e1sban, ahol be\u00e1zik a tet\u0151; 1,5% olyan ingatlanban, ahol nincs WC, f\u00fcrd\u0151szoba; 5,4% pedig nem megfelel\u0151en f\u0171thet\u0151 lak\u00e1sban (<a href=\"https:\/\/ec.europa.eu\/eurostat\/cache\/digpub\/housing\/bloc-1c.html?lang=en\" target=\"_blank\" rel=\"noopener\">Eurostat<\/a>). Az alb\u00e9rlet\u00e1rak emelked\u00e9se id\u00e9n sem \u00e1llt meg, s\u0151t, orsz\u00e1gosan 14%-kal, Budapesten 15%-kal n\u0151ttek az \u00e1rak. Az <a href=\"https:\/\/data.oecd.org\/price\/housing-prices.htm\" target=\"_blank\" rel=\"noopener\">OECD adatai alapj\u00e1n<\/a> <strong>Magyarorsz\u00e1gon 2015 \u00f3ta 63,6%-kal n\u0151ttek az alb\u00e9rlet\u00e1rak, nagyobb m\u00e9rt\u00e9kben, mint az Eur\u00f3pai Uni\u00f3 t\u00f6bbi orsz\u00e1g\u00e1ban<\/strong>, Litv\u00e1ni\u00e1t kiv\u00e9ve.<\/p>\n<h3>Tov\u00e1bbra sincsenek megfizethet\u0151s\u00e9get c\u00e9lz\u00f3 \u00e1llami t\u00e1mogat\u00e1sok<\/h3>\n<p>Mik\u00f6zben egyre n\u00f6vekednek a meg\u00e9lhet\u00e9si, ezen bel\u00fcl lakhat\u00e1si k\u00f6lts\u00e9gek, tov\u00e1bbra sincsenek olyan \u00e1llami szakpolitik\u00e1k, amelyek a lakhat\u00e1shoz val\u00f3 hozz\u00e1f\u00e9r\u00e9st seg\u00edten\u00e9k, vagy a lakhat\u00e1si k\u00f6lts\u00e9geket cs\u00f6kkenten\u00e9k. <strong>Az \u00e1llam a GDP <a href=\"https:\/\/www.ksh.hu\/stadat_files\/szo\/hu\/szo0003.html\" target=\"_blank\" rel=\"noopener\">mind\u00f6ssze 0,4%-\u00e1t k\u00f6lt\u00f6tte<\/a> 2021-ben a lakhat\u00e1s t\u00e1mogat\u00e1s\u00e1t c\u00e9lz\u00f3 szoci\u00e1lis juttat\u00e1sokra.<\/strong><\/p>\n<p>Az el\u00e9rhet\u0151 programok \u00e1ltal\u00e1ban sz\u0171k k\u00f6rnek vagy csak telep\u00fcl\u00e9si szinten \u00e9rhet\u0151ek el:<\/p>\n<ul>\n<li>A Nemzeti Foglalkoztat\u00e1si Szolg\u00e1lat <a href=\"https:\/\/palyazatmenedzser.hu\/lakhatasi-tamogatas-2023-felhivas-allaskeresok-reszere\/\" target=\"_blank\" rel=\"noopener\">k\u00edn\u00e1l ugyan vissza nem t\u00e9r\u00edtend\u0151 lakhat\u00e1si t\u00e1mogat\u00e1st<\/a> b\u00e9rleti d\u00edjra \u00e9s rezsik\u00f6lts\u00e9gekre, de csak olyan \u00e1ll\u00e1skeres\u0151k sz\u00e1m\u00e1ra, akik munkav\u00e1llal\u00e1si c\u00e9lb\u00f3l k\u00e9nytelenek elk\u00f6lt\u00f6zni, \u00e9s maximum 6 h\u00f3nap id\u0151tartamra. Ez a t\u00e1mogat\u00e1s azonban nagyon sz\u0171k r\u00e9teget \u00e9r el: a <a href=\"https:\/\/www.parlament.hu\/irom42\/01877\/adatok\/fejezetek\/47_gfa.pdf\" target=\"_blank\" rel=\"noopener\">2022-es adatok alapj\u00e1n<\/a> 2021-ben 47 f\u0151 kapott ilyen t\u00e1mogat\u00e1st, \u00f6sszesen 15,2 milli\u00f3 forint \u00e9rt\u00e9kben.<\/li>\n<li>A telep\u00fcl\u00e9si \u00f6nkorm\u00e1nyzatok ny\u00fajtanak ugyan telep\u00fcl\u00e9si t\u00e1mogat\u00e1s form\u00e1j\u00e1ban lakhat\u00e1sra is t\u00e1mogat\u00e1st, azonban nem egy\u00e9rtelm\u0171, ezen t\u00e1mogat\u00e1sok mekkora r\u00e9sz\u00e9t haszn\u00e1lj\u00e1k fel val\u00f3ban lakhat\u00e1si c\u00e9lra. B\u00e1r ez a szoci\u00e1lis juttat\u00e1s az egyetlen olyan t\u00e1mogat\u00e1si forma, amelyet az \u00e1llam a mindennapi lak\u00e1sk\u00f6lts\u00e9gre ny\u00fajt, mind az ig\u00e9nybevev\u0151k k\u00f6re, mind a t\u00e1mogat\u00e1s m\u00e9rt\u00e9ke alacsony: 2022-ben a t\u00e1mogatottak sz\u00e1ma 830 982 f\u0151 volt, az egy esetre jut\u00f3 \u00f6sszeg 11 336 forint (<a href=\"https:\/\/www.ksh.hu\/stadat_files\/szo\/hu\/szo0022.html\" target=\"_blank\" rel=\"noopener\">KSH<\/a>) \u2013 \u00e9s ezeknek csak a t\u00f6red\u00e9k\u00e9t ford\u00edthatt\u00e1k lakhat\u00e1sra.<\/li>\n<\/ul>\n<h3>K\u00f6vetkezm\u00e9nyek<\/h3>\n<p>A megfizethet\u0151s\u00e9g hi\u00e1nya elad\u00f3sod\u00e1shoz, lak\u00e1sveszt\u00e9shez, otthontalans\u00e1ghoz vezethet. Sok h\u00e1ztart\u00e1s tart\u00f3san megfizethet\u0151s\u00e9gi gondokkal k\u00fczd, \u00e9s bizonytalan, rossz min\u0151s\u00e9g\u0171 lakhat\u00e1sban, gyakran a sz\u00e1ll\u00f3rendszerben (hajl\u00e9ktalansz\u00e1ll\u00f3kon, csal\u00e1dok \u00e1tmeneti otthonaiban, munk\u00e1ssz\u00e1ll\u00f3kon) k\u00e9nytelenek le\u00e9lni \u00e9let\u00fcket.<\/p>\n<p>A megfizethet\u0151s\u00e9g hi\u00e1ny\u00e1nak k\u00f6vetkezm\u00e9nyei:<\/p>\n<h4>Elad\u00f3sod\u00e1s<\/h4>\n<p>Magyarorsz\u00e1gon 2022-ben a lakoss\u00e1g <a href=\"https:\/\/ec.europa.eu\/eurostat\/databrowser\/view\/ILC_MDES05__custom_7481242\/default\/table?lang=en\">10,3%-a rendelkezett jelz\u00e1loghitel-, rezsi- vagy lakb\u00e9r-h\u00e1tral\u00e9kkal<\/a>, ami kicsivel magasabb az uni\u00f3s orsz\u00e1gok \u00e1tlag\u00e1n\u00e1l (9,2%). Ezek a terhek a medi\u00e1n j\u00f6vedelem 60%-\u00e1n\u00e1l kevesebbet keres\u0151kn\u00e9l sokkal nagyobbak, 26%-uknak, vagyis t\u00f6bb mint a negyed\u00fcknek van tartoz\u00e1sa, <a href=\"https:\/\/ec.europa.eu\/eurostat\/databrowser\/view\/ILC_MDES05__custom_7481248\/default\/table?lang=en\" target=\"_blank\" rel=\"noopener\">j\u00f3val t\u00f6bb alacsony j\u00f6vedelm\u0171 lakosnak, mint az uni\u00f3s \u00e1tlag<\/a> (19,8%).<\/p>\n<p>A t\u00e1mogatott \u00e9s piaci lak\u00e1shiteleket kombin\u00e1l\u00f3 h\u00e1ztart\u00e1sok is vesz\u00e9lyben lehetnek: a t\u00e1mogatott hitelek 45%-\u00e1t ugyanis m\u00e1s hiteltartoz\u00e1ssal egy\u00fctt veszik fel az \u00fcgyfelek, teh\u00e1t egy\u00fctt ig\u00e9nyelnek a bankokt\u00f3l lak\u00e1shitelt, babav\u00e1r\u00f3 hitelt \u00e9s CSOK-ot. Az \u0151 eset\u00fckben a tipikus fenn\u00e1ll\u00f3 t\u0151ketartoz\u00e1s 2022 v\u00e9g\u00e9n 29 milli\u00f3 forint volt.<\/p>\n<h4>Lak\u00e1sveszt\u00e9s<\/h4>\n<p>Az <a href=\"https:\/\/mbvk.hu\/2790\/ingatlannal-kapcsolatos-egyes-vegrehajtasi-cselekmenyek-statisztikaja-2016-2023-q2\/\" target=\"_blank\" rel=\"noopener\">MBVK adatai szerint<\/a> 2022-ben \u00e9s 2023 els\u0151 f\u00e9l\u00e9v\u00e9ben a lak\u00e1s\u00fcgyben hozott hat\u00e1rozatok alapj\u00e1n 800 esetben indult v\u00e9grehajt\u00e1s, \u00e9s 1662 lak\u00e1s \u00e1rverez\u00e9se z\u00e1rult le a lak\u00e1s birtokba ad\u00e1s\u00e1val. \u201e\u00d6nk\u00e9nyes lak\u00e1sfoglal\u00f3kat\u201d 217 esetben lakoltattak ki, \u00e9s 5 olyan eset volt, amikor a lak\u00e1ski\u00fcr\u00edt\u00e9st rend\u0151ri k\u00e9nyszerint\u00e9zked\u00e9ssel hajtott\u00e1k v\u00e9gre. \u00d6nkorm\u00e1nyzati lak\u00e1sokb\u00f3l <a href=\"https:\/\/www.ksh.hu\/stadat_files\/lak\/hu\/lak0004.html\" target=\"_blank\" rel=\"noopener\">2022-ben 369 csal\u00e1dot lakoltattak ki<\/a>, k\u00f6z\u00fcl\u00fck 189-et h\u00e1tral\u00e9kok miatt.<\/p>\n<h4>Otthontalans\u00e1g<\/h4>\n<p>A megfizethet\u0151s\u00e9g hi\u00e1nya olyan \u00e9lethelyzetekhez vezet, amikor h\u00e1ztart\u00e1sok hossz\u00fa t\u00e1von, ak\u00e1r t\u00f6bb gener\u00e1ci\u00f3t is \u00e9rintve, bizonytalan, rossz min\u0151s\u00e9g\u0171, t\u00falzs\u00fafolt lak\u00e1sokban, sz\u00e1ll\u00f3kon, vagy fed\u00e9l n\u00e9lk\u00fcl, nem lak\u00e1sc\u00e9l\u00fa helyis\u00e9gekben \u00e9lnek. A <a href=\"https:\/\/www.ksh.hu\/stadat_files\/ele\/hu\/ele0006.html\" target=\"_blank\" rel=\"noopener\">lakosok 5,4%-a<\/a>, 518 ezer ember \u00e9l nem megfelel\u0151en f\u0171thet\u0151 ingatlanban (2020-as adat). <a href=\"https:\/\/www.penzcentrum.hu\/egeszseg\/20230207\/ennyien-fagytak-halalra-magyarorszagon-a-telen-sokan-a-futetlen-otthonukban-hultek-ki-1133838\" target=\"_blank\" rel=\"noopener\">\u00c9vente t\u00f6bb t\u00edz<\/a>, jellemz\u0151en id\u0151s, beteg ember fagy meg saj\u00e1t, f\u0171tetlen otthon\u00e1ban.<\/li>\n<li><strong>T\u00falzs\u00fafolts\u00e1g:<\/strong> A <a href=\"https:\/\/www.ksh.hu\/stadat_files\/ele\/hu\/ele0010.html\" target=\"_blank\" rel=\"noopener\">lakosok 16,7%-a<\/a>, 1,6 milli\u00f3 ember \u00e9l t\u00falzs\u00fafolt lak\u00e1sokban.<\/li>\n<li><strong>Bizonytalans\u00e1g:<\/strong> A <a href=\"https:\/\/www.ksh.hu\/docs\/hun\/xstadat\/xstadat_eves\/i_zhc031b.html\" target=\"_blank\" rel=\"noopener\">lakoss\u00e1g 4,5%-a<\/a>, azaz k\u00f6r\u00fclbel\u00fcl 432 ezer ember \u00e9l piaci alap\u00fa alb\u00e9rletekben, 3,6%, k\u00f6r\u00fclbel\u00fcl 345 ezer ember nem piaci alapon b\u00e9relt lak\u00e1sban, \u00e9s 0,7%-uk, 67 ezer lakos sz\u00edvess\u00e9gi lak\u00e1shaszn\u00e1l\u00f3.<\/li>\n<li><strong>T\u00f6megsz\u00e1ll\u00e1sok:<\/strong> Bentlak\u00e1sos int\u00e9zm\u00e9nyekben <a href=\"https:\/\/www.ksh.hu\/stadat_files\/szo\/hu\/szo0026.html\" target=\"_blank\" rel=\"noopener\">86 586 f\u0151 \u00e9lt 2022-ben<\/a>, k\u00f6z\u00fcl\u00fck 9308 hajl\u00e9ktalansz\u00e1ll\u00f3kon.
